Homeowners Association (HOA) Pet Policy

Applies To: All homeowners, tenants, and guests within [Fells Cove] HOA

1. General Policy

• Residents are permitted to keep domesticated household pets such as dogs, cats, fish, and birds.

• Livestock, exotic animals, and dangerous breeds as defined by local ordinances are not permitted.

2. Leash & Control Requirements

• Pets must be kept on a leash (no longer than 6 feet) and under control when in common areas.

• Unleashed or unattended pets are not permitted in shared community spaces.

5. Waste Cleanup

• Pet owners must immediately clean up after their pets.

• Waste must be properly disposed of in sealed bags in designated receptacles.

• Repeated failure to clean up may result in fines.

6. Noise & Behavior

• Pet owners are responsible for curbing excessive barking or disruptive behavior.

• Aggressive behavior by any pet may lead to a requirement for removal from the community.

• Complaints must be submitted in writing and may require investigation.

8. Damage Responsibility

• Pet owners are financially responsible for any damage caused by their pet to community property or another resident’s property.
